Over time, any deck or patio will fall to wear and tear. Patios will acquire dirt, discoloration, and may become unset. A stringent cleaning and polishing job should revitalize any worn but solid tiles and good brushing should clear off any of the sturdier materials. The best way to repair damage is to replace any broken bricks, stones, or tiles and reseat them along with any loose ones.

Wooden decks are generally less resilient to the effects of the sun. They will fade and peel if not maintained properly. Prolonged exposure to water may also cause the wood to rot. Depending on the climate, a deck should be cleaned and recoated once every three or four years. Before cleaning the deck, replace broken or rotting boards, clear off debris, and sand over any paint jobs. Then scrub or power-wash the surface clean with a bleach and water solution to remove mold, dirt, and grime. Once the deck is clean and dry, it is ready to be restained and sealed. Other maintenance concerns include fixing protruding or missing nails, replacing loose nails with screws, and sanding down any raised edges.

Following a proper and regular maintenance schedule should extend the life of a deck or patio for many years to come.
